Transfer and Sub-dividing title

Hi,

Patulong, I need to divide in to two seperate title ang lupa ng lola ko, kasi pamana sakin nya ung tinitirikan ng bahay nmin ngaun. tapos kapag nakapangalan na sakin gagamitin ko ung title ko for pagibig housing loan improvement.

 

Questions:
Pano po ang processes ng Dividing title?

any estimate na mgagastos ko po. ung hahatiin is 250sqm gagawing 210 sqm and 40sqm (ung part ko).

Depende po sa value na naka lagay po sa mga documento. Hindi ako familiar regarding sa process by heart but I remember this rule 74 about the summary settlement of estates and possible mabigyan po kayo ng mas malawak na knowledge about the process. I really hope na makatulong po sa inyo ito.

ATTY. for partition agreement (minana mo lang yong lot)
after that punta ka sa BIR ipa compute & pay for CGTAX
hanap ka ng surveyor pahati mo na (survey Plan),while
waiting for BIR NO. mga 2 months then go sa municipyo
Registry of DEEDs para icompute lahat pati registration fee
at amilyar baka may utang pa yong lupa. wait ka pa ng 5 months
depende,pag na released na yong Registration, Title no. go ka
sa LRA for approval dalhin mo survey plan at title No./all documents.
