If you are buying a real estate property, how can you check if there is no problem with the land title?

Ano ano bang papele ang kailangan sa pag check? Meron bang expert na ahenteng lumakad nito para sayo? Mga real estate brokerage ba ang mga experts dito? Magkano naman kaya ang singil dito?

Ang alam ko, kung mag-papa-certify ka ng copy ng titulo ay doon nga sa Registry of Deeds. Pwede mo ring e-check sa Municipality where the property is under. Kung gaano kabilis, I have  no idea pa.

Salamat ulit. Gaano kaya katagal ang mag-pa-survey. Di ba may muhon yon na reference ng property mo. Bawat reference point ba may muhon?

GPS reference po ata yung main point dun... parang ganun kasi yung amin nag match sa papers... yung sa wiki...

una po, inspect the property together with the legal owner, not agent. if possible, hingi ka po ng copy ng xerox sa owner para ma-check mo po sa RD kung saan nakalagay ang property ng seller, kadalasan po sa munisipyo malapit ang RD. sa RD, request po kayo ng certified true copy ng title na hawak nio. makikita nio dito kung naka mortgage o hindi ang property at clear yon. mas maganda makita nio rin ang orig copy na hawak ng seller kung kinakailangan.

Madali lang po ito mga 30minutes o 1hr, depende sa tao maghahanap ng copy sa RD. wala po sila marelease na copy kung wala po sila na orig copy dun. mainam dalhin po nio ang xerox copy ng titulo at ipa search nio uli kung di makita sa una. fee: 40pesos.

kahit naman po di ka expert sa paglakad ng title... anyone can very sa registry of deeds if genuine ang title or free from all liens and encumbrances, basta alam mo lang ang TCT number pwde na yun maverify, and other way naman tru' tax mapping, para malaman po na 'clean title" or di nakasanla ang property makikita po yun sa likod ng title, if walang annotation at the back ok yun... if gusto nyu po malaman ang history you can request ng "documents copy" ng property sa Registry of deeds, madali lang yun makuha 2 days lang, minsan pwede na maantay.

Kailangan talagang may konting background tayo sa mga technicalities at regularities. Malaking halaga ang involve dito at naka-salalay din ang reputation natin dito. Pag pumalpak tayo sa mga kliyente natin, mahirap ng mabawi ang pagtitiwala nila sa atin. Di ba?
